Former commercial land at Cromwell Road has been transformed into a new neighbourhood of 294 homes, with a linear park and strategic cycle and pedestrian routes connecting the 3.4 hectare site with the surrounding area.

PTE was appointed by the landowner Ridgeons to work with Cambridge City Council and local people to prepare a Supplementary Planning Document to set the framework for development. PTE then prepared an Outline Planning Application for the landowner. Cambridge Investment Partnership (CIP) subsequently purchased the site, and commissioned PTE to progress a detailed planning application.

The mixed tenure community integrates into the inner city fabric through the inclusion of a new public open space, a combined nursery/community centre and new cycle and pedestrian connections. The new homes enjoy views and ready access to the linear park threaded through the site.
