Randall Close and Patmore Estate are two affordable housing projects in Battersea, designed by PTE for Wandsworth Council as part of the Homes for Wandsworth programme. Together they provide 163 new homes alongside significant public realm, landscape and community improvements on the Surrey Lane and Patmore estates. Developed through extensive consultation, both projects demonstrate how new homes can be integrated into established neighbourhoods while enhancing existing amenities.

The schemes redevelop underused sites to provide much-needed affordable housing and new community facilities. At Patmore, the project includes a community room for the Patmore Co-operative, upgraded play spaces, gardens and outdoor fitness facilities.

Both developments take cues from the character of their surrounding estates, using considered massing, materials and landscaping to strengthen local identity. At Randall Close, a new public square and enhanced pedestrian connections create a welcoming focal point for the Surrey Lane Estate.

The square is animated by Randall Pattern Play, a permanent artwork by ceramic artist Maria Gasparian inspired by Battersea’s tile-making heritage and co-created with local residents and schoolchildren. Delivered through a collaborative design and construction process, the projects combine housing delivery with lasting investment in community infrastructure and public space.
