Majestic Way is a landmark regeneration project that will revitalise the heart of Mitcham town centre, while delivering 249 new social rent homes. The scheme responds directly to Merton Council’s vision for a stronger, greener and more connected town centre, transforming an underused site into a vibrant mixed-use neighbourhood that combines housing, community uses, retail and public realm improvements.

Rooted in Mitcham’s rich layers of history, the new buildings reinterpret the elegant curved forms and decorative detailing of Mitcham’s 1930s architecture, while sitting comfortably alongside the Victorian shopfronts and traditional high street grain that define the area today. This contemporary development reinforces local identity while looking confidently to Mitcham's future.

Alongside the new affordable homes for local residents, the scheme will deliver modern retail units, an extensive community centre, and a significantly enhanced public realm with wider pavements, new planting and greener streets that prioritise walking and cycling. Together, these interventions will strengthen footfall, support local businesses and create a more welcoming town centre for residents and visitors.

Shaped through extensive engagement with local communities, Merton officers, the Greater London Authority and Design Review Panel, Majestic Way demonstrates how design-led regeneration can celebrate local heritage, address urgent housing need and support a town centre; and secured planning approval in August 2026.
