Lea Bridge Gas Works is a new urban community with 573 new homes and a new nursery school, redeveloping a former gasworks site. Located in Waltham Forest, the site creates a new link from surrounding residential areas to Leyton Jubilee Park and the Lea Valley. The project includes two acres of landscaped public space, including play spaces and a new community square.

PTE’s masterplan is tenure blind and includes 158 affordable homes. The new homes are arranged in a series of ten buildings, ranging from two to eighteen storeys in height, connected by public spaces.

The design responds to the adjacent Clementina Estate, with low-rise brick buildings which step up in height in a series of terraces and biodiverse roofs. Between the blocks a public linear park provides front door access points, doorstep play and a route to Leyton Jubilee Park.

Clementina Square, a new community space at the site entrance from Clementina Road, is fronted by public uses that serve both new and existing residents – a 50-place nursery, gym and playable landscape.

PTE is providing a full service from concept to planning.
