From New Ground in High Barnet, the UK’s first senior co-housing scheme, to the HAPPI report (Housing our Ageing Population Panel for Innovation) we co-authored, we use both research and architectural design to address the challenges Britain’s ageing population presents.

We understand the diverse needs of older people, and the role that good design can play, whether providing beautiful and spacious apartments or creating an inviting hub for the surrounding community or designing a sensory garden for sufferers from dementia.

Our work ranges from independent homes for downsizers, through extra care schemes offering optional facilities and services to fully supported care homes and affordable housing serving the needs of older LGBT+ people.
