Pollard Thomas Edwards’ landmark mixed use building heralds Walthamstow town centre regeneration.

Located on a formerly-derelict site at the top of the High Street, the sinuous building creates a memorable place for living, shopping and recreation. It delivers a buzzing night-time economy in the form of a cinema and restaurants, and a mix of housing to return residents to the town centre.

The prominent corner sits across from the town’s transport hub and market square, at the head of Europe’s longest street market. In keeping with the High Street’s traditional form, the new building wraps around a corner, with commercial spaces activating the street edge and flats above.

The challenge of incorporating a nine-screen multiplex into the building was resolved by dropping the ‘big box’ below ground, wrapping smaller shop fronts along the street edge. The roof of the cinema becomes the base for a communal courtyard, with gardens and play areas for the 121 surrounding flats and duplexes. Three-storey family homes line the third side of the courtyard, facing traditional Victorian terraces. Dramatic bridge terraces span the gap between apartment blocks, over the cinema entrance.
