The Southwold road site is a one-hectare ribbon of land on the northern boundary of the North Millfields Recreation ground in Clapton, adjacent to the River Lea and Walthamstow Marshes.
It is a regeneration development in line with the GLA’s London Plan. The project has created the opportunity to demolish old housing stock (which would otherwise have been difficult to refurbish to “decent home” standard) to provide more accommodation, subsidised by sales and suited to residents’ needs, including the first of CCHT’s family houses with gardens.
Our scheme creates an appropriate backdrop to the established open space of the recreation ground whilst still maintaining visual links from Southwold Road to the park. The design takes the form of four buildings which vary in height from three to six stories and are arranged around three courtyards.
The first phase was completed in December 2006 and the final phase in 2009. In total there are 185 dwellings; 115 dwellings for social rent and 70 flats for market sale.
The RSL is Clapton Community Housing Trust (CCHT) and the developer is John Laing Partnership (JLP).
