New North Road
Much needed housing, employment and open spaces will regenerate a former industrial site close to the Hainault underground station. The currently derelict and contaminated site will be fully remediated to house 183 new homes, including affordable housing, and 10,000 square feet of employment space.
A new tree-lined linear park through the site connects the wider neighbourhood with a sequence of green spaces beyond the site. Along the busy southern road, an existing brick boundary wall provides privacy for apartments, with commercial spaces inserted to create life on the street and local employment and services.
Four storey brick-faced apartments bookend the block, rounding the corner to enclose the linear park, opposite lower-scale terraced houses. More terrace homes line the cobbled mews streets behind the central apartments, adding pedestrian-friendly connections through the site.
The tenure-blind housing includes 10% affordable homes and a wide range of sizes, from 1 – 4-bedroom homes. The building style responds to the familiar inter-war houses of the surrounding residential neighbourhood, using brick and tile cladding, pitched roofs and dormer windows.
