This mixed tenure and mixed use regeneration scheme was won in competition in 2011. Our proposal will reconnect the site of the 1970s Ladderswood residential and Industrial estates with the network of surrounding Victorian streets.

Over half of the site will be laid out with new residential streets lined with three- and four-bedroom houses, connected to a central landscaped open space. This new public space will be surrounded by flats and maisonettes, and provide amenity and play space, as well as green views for the homes which overlook it.

Along Station Road a new 350sqm community centre and 1390sqm of commercial space will be provided, culminating with an 80-room hotel at the junction with the North Circular Road. The non-residential uses have been carefully located to reinforce the historic route of the High Road, and to provide a destination for cyclists and pedestrians.

Planning permission was granted in February 2013. The proposal is the first site of the New Southgate Regeneration project for the London Borough of Enfield.
